maintenance jobs

Maintenance is the last stage of the construction process – after the building is planned, designed, constructed and signed off, those in maintenance jobs are the ones that look after the buildings once the occupiers have moved in.

The main job roles in maintenance can be categorised as follows:

- Electrical engineers
- Air conditioning/Refrigeration
- Gas engineers
- Maintenance supervisors
- Contracts manager
- Operations manager

Electrical and mechanical maintenance jobs

Electrical Engineers (on or offsite) look after a portfolio of properties and all the electrical aspects ie lighting, wiring, fire alarms and is either Planned Preventative Maintenance (PPM) or reactive work (breakdowns). Qualifications include 16th or 17th edition and City and Guilds Qualifications 1+2 (2361/2362/2391).

Air-conditioning/HVAC/refrigeration engineers handle VRV, VRF, Split systems, Chillers, Air-handling units, Comfort cooling. Refrigeration engineers will sometimes specialise in specialist large refrigeration. Candidates will need CITB Safe Handling of Refrigerants (safety) and City and Guilds in Air-conditioning (2078).

Gas/Heating/Boiler engineers will either hold domestic (only) or commercial qualifications. These include CEN1, HTR1, MET1, WAT1, LAU1, DAH1, LEI1 (domestic), CCN1, COCN1, ICPN1, CORT1, CIGA, ICAE1, CDGA1, Comcat1,2,3 or 4 (commercial). 

Operations managers ensure that targets are met and manage the contracts managers who take charge of maintenance contracts. Maintenance supervisors sit under the contracts managers and bring technical expertise to assist the engineers.
